Hi Crystal Oneill I believe wholesaling is a great starting point if you don't have much cash or credit. It gives you a chance to learn some things that will be valuable for any of your future real estate endeavors. I wish I could call myself a professional or vet but that is not me. I am actually fairly new with only a few deals under my belt. I can though suggest that you connect with or follow some of the vets that have actually been doing this for quite a while because I feel that you would gain the most value that way. I am here though to help with anything that I can and will for sure connect with you. Me personally, I suggest you check out and subscribe to Brett Snodgrass 's simple wholesaling podcast. Brett is someone I met only a month ago but in that month I've partnered on a wholesale deal with him and have learned more than I had in the months leading up to that. Brett and his team are a great model for people like us. Erin Donlan is also someone I've found to be very helpful and informative of the market. Hope this helps! Terone Johnson

Thanks Darrin Carey that helps a lot. We'd be getting the property for all in under 4K. I'd be looking to resale this to an investor or flipper that may be looking to invest in the area. With looking at this though, it seems as if no one wants to invest in the area at all. Would you agree with this? Obviously I'd be selling it for under 20K but will there even be enough people looking for an investment property in this area? Thanks again, Terone Johnson

Hey everyone, I am just looking to get some feedback from an area in Dayton, Ohio that I have been presented a partnership on a deal. I am not too familiar with the market but as I do my research I think getting some feedback from some of the investors and wholesalers in the market could help me figure out if this deal is worth getting into. I don't want to find myself in an area of town that Is a war zone and could pose huge problems for me in the near future. The area in which I am looking into right now is in the zip code 45402. Hi Everyone,

I am needing to find a good wholesale purchase and sale agreement with the "Assign-to" in the agreement that someone has been able to successfully use in the In the Indianapolis, IN area. 

I am also in need of the Assignment Contract that would go to the buyer. Anyone willing to help me either find this or willing to provide contracts they use in this area that I could use as a template?

If anyone has any simple but good offer letters also, that would be great.
