Thank you @ Lisa Kohl.  I was asking to see if it would make sense or see if anybody had ever done anything like that.  I don't want to push the envelope with the seller and ruin the seller financing though.

I received a response to a yellow letter and the seller is agreeing to seller finance the property for 18k with 5k down 5% interest with a balloon in 3 years. The property needs 30k of work. Margins are slim on this deal as the ARV is 60k. I will want to refinance and hold the property after rehab. My question is how can I ask the owner to finance the rehab in addition to the seller financing? What is a good way to structure that deal?

I decided to move along, the asking price too much.  I just got an offer accepted on another property 18K with seller financing, needs some work, but is a better deal.

Sent out yellow letters and got my first response.  I was contacted by the property owner who has a cancer and wants to sell before starting chemo.  The house is 3 bdrm/2.5 bath and is listed and I didn't know that until after talking with the owner.  I see from the tax records that she bought the property 3 years ago.  She gave me lock box number and I went in and looked at it.  This time when I got there the agents sign was in the yard.  It is in desperate need of landscaping and has a pool that has been partially filled in in the back yard. 

Inside the floors which appear to be laminate are warped. The wall in the kitchen where the stove was is damaged and the laundry room/ half bath has damaged walls.  All of the plumbing appears to be there, as there are some exposed copper pipes and fixtures still in place.  It's a nice older neighborhood and the property could easily rent for $700.00 per month.

Problem is the pool in the backyard and the listing price of $77,000 and the the seller paid $67,500 and there is  house a few doors down in better condition listed for 3/2.5 $55,000.  

I don't see a way to make this work. Anybody have any ideas?

I am a newbie, and I have been following a foreclosed quadplex, it was under contract but now it is available again but has not been re-listed. It needs some rehab but it is really a great deal, basically flooring and a kitchen in two units. All four units have new electric and plumbing. Asking 69K should appraise for at least 120K, that is what the neighboring quad sold for in June 2014. My credit score is low and funds are limited, how can I get creative with this when it is a REO?
