Post: Skilled carpenter referral needed

Hello - does anyone have a referral for a skilled carpenter on the north side of Chicago who can cut a custom sized piece of wood to repair a botched oven install? My GC’s sub who did the job did a poor job and damaged the surrounding cabinets as shown in the attached photos and my GC either can’t do the job or is unwilling to get it right since the project is almost over. Really appreciate any leads!

We are relocating to NYC for a job, and want to house hack. What neighborhoods are most attractive for 2-4 flats? Does anyone have any experience they can share and what did you consider (i.e., NJ vs NYC, FHA, turnkey vs value-add, etc.)?

We are new to NJ/NYC and my husband will need to commute into Manhattan for his job whereas I will be working from home, so location (i.e., safe/livable neighborhood) and proximity to public transit into the city will be important criteria for us.

We purchased this old craftsman duplex in Chicago, rehabbing the inside to rent out- but wanted to see if anyone has ideas on how to increase the curb appeal on a budget.

@Steve Balinski I felt the same way. I learned that there was a 5% down conventional loan; no self sufficiency rule required, that is no longer available as of July 2019. Probably has something to do with why self sufficiency wasn't mentioned as much( ppl were able to use conventional instead of FHA)

What is driving you to invest in real estate, and what is your ultimate goal?

@Hud Floyd very cool to see so many first responders in this thread. Just wondering... what software capability would you all like to see be developed to help your daily jobs? Is there something that is really holding back the public safety industry?

@Hud Floyd would love to discuss and chat more. I really do believe software analytics will be the future of public safety- with all the technology occurring - facial recognition capabilities, analytics, ai and cloud capabilities, technology is getting smarter

@Hud Floyd I work in the public safety software industry, and love the purpose and goal it serves.

Is it not possible to get a  conventional loan with 5% down in these areas (Wicker / Logan / North Center)?
