I’m reading Raising Private Capital by Matt Faircloth right now. It’s a wealth of information. 

Are you looking for books on getting started, assessing deals and/or property management?

On a multi-family property it would be difficult to get a good loan in a negative cash flow situation. One would have a very low LTV (if lending was available at all).

I would not buy if I calculated a property at a negative cash flow. 

I run numbers on tons of properties. I will pass every time on a property that doesn’t cash flow. It’s too risky.

I am considering other forms of investing for the time being as well, note investing and syndicated deals. I can’t seem to find a deal where the numbers work. And if, by chance I find a deal someone else is paying all cash for it. It’s been extremely discouraging. 

What happens down the road to all these investments that people have over paid for? It’s scary to me to get into something with no return but people are doing it constantly.
