Hi Brandon, I apologize for the tardy reply. No, I haven’t found a meet up in Redding. But in all honesty I haven’t looked too hard nor spent much time in Redding due to my long term sip lifestyle. Thanks Covid. Let me know if you hear of anything!

Hi Kevin, 

Based on what you’ve said (and not said) I’ll assume you don’t want to be super hands on.

 Buying a property is lot of up front work (due diligence) even if it’s turn key. You still need to research the market and everything that goes with that, run numbers, find financing (unless you pay cash, something I personally wouldn’t do). But you will also find that you will be competing against other investors for the same property. I’m making this sound like a daunting task but it is the path I took at the start and I don’t regret it. It was just a lot of work. 

I also really like syndications and I am active in many of them. They are easy to get into and if the sponsor is good it’s a great way to get really good returns. 

I think I don’t live far from you. I’m happy to meet for coffee of jump on a call with you if you’d like to talk things out.

I love all the responses here. In addition, I would recommend reading Dave Ramsey's books on financial freedom. It defies what we do as investors because he condemns using any leverage. But as a starting point to becoming financially sound and learing how to budget and repair your credit it is a great starting point. 

Partnering with someone who brings a different skill set to the table is an excellent idea too. Listen to podcasts, read, attend real estate meet ups. You'll get there.

I believe one should enter the market at any point in the cycle because it is important to get in the game (among other reasons). There are so many reasons to delay but most of them are based in fear. 

At any point in a real estate cycle there are deals to be found. It might be a little harder right now but they're out there. Get yourself educated and start analyzing properties everyday. Network with brokers, property managers and other investors. 

It's great that you are getting started at 25!

@Ronald Gladden Thanks for asking! My first property is going well. We are definitely on the upswing and I love how positive that is for the community and my confidence. ;)

I’m now working on a couple syndications, which was my ultimate goal.
