Hey Mark, are you looking to monitor your credit on the consumer or mortgage side? If consumer, your standard credit card apps or Credit Karma are great resources, but if your intent in to monitor your FICO score, we use a soft credit service called CIC Credit which costs $12.99 per pull on average which provides a very accurate 3-score summary without the negative affect on your overall credit.

 On ground up construction or rehab deals, there are a few equity financing options which aim to allow little to no out of pocket expense to the borrower. The property must be profitable, no more than 65% LTC total, and the borrower must have decent experience or have a GC/builder under contract.

Regarding owner financing in relation to creative real estate financing, an option is to combine private capital and owner financing to secure the highest leverage possible on the purchase of a property. For instance, it is possible to secure a DSCR loan for 60% and have the seller hold an additional 30%, which, would give you the highest possible LTC for any DSCR loan on the market. Any combination of the two is possible and can be advantageous in an attempt to spend minimal capital out of pocket.

Is the property in questions going to be used as a short-term or long-term rental? If short-term, AIRDNA is a great way to determine the projected rents and occupancy of a property. The negative balance sheet may not reflect the true financials as you state.
