@Naya Oliveira Yes! Jacksonville is the biggest city (area wise) nation wide.  There are a lot of neighborhoods to get familiar with.  Springfield has a lot of duplexes, but it’s a historical neighborhood so there are certain criteria the homes must meet if you choose to live in that neighborhood.  You may be able to find some duplexes on the West side or maybe even the Southside or Mandarin depending on your budget.  Good luck with your journey! 

Thank you everyone for your insight!  I was feeling a little cold hearted at first, but it looks like I did the right thing.  Even though she screenshot the paperwork from the doctor to show me she had the virus, I did not feel it was as serious as some cases are, and thought it was probably another reason to pay rent late.  However, I did empathize with her and wished her well and her family healthy, but to pay it as soon as possible.  They’ve paid half so far and are keeping me updated.  I’m satisfied for the time being, but still keeping my fingers crossed.  Thanks again for the advice everyone! Once again Bigger Pockets has come to my rescue!

I have an out of state tenant in Nebraska that has lost her job due to her catching the corona virus.  She is a young nurse and has recently recovered, but has gotten fired because she wasn't showing up for work.  Her boyfriend still has a job and can pay his half of the rent.  She said she should be able to pay her half because she is going to get unemployment and her taxes should be coming back soon, but does not know when that will be.  I would like to show her some type of leniency, but not sure how much leniency I should show her.  Do I give her free rent for a month or two?  Do I discount it?  Should I extend the time I allow her to pay rent?  What is a good way to be sensitive towards her situation, but not too sensitive that she will feel like she can skip out on rent payments?

P.S. They have paid rent late every month since last August and had an excuse why, but always paid it, including the late fees.  

You are right, there are not a lot of multi- family homes in this area right now. If you need some help finding some, message me I would love to help you get started.

@Daniel Haberkost I'd like to cut costs where possible and I figured it might be good practice for when I do have a property here in Jacksonville. There are SFH in our market that will cash flow, but you have to be on the lookout because they will get snatched up quickly.
