Tenants Provide Window AC units. Make sure to state in your lease which windows are accessible for AC units (Avoid interior water damage).

Nice! They are inherited tenants so not so good. Sound advice! Thanks again.

Its a 3-4 week job and the water and bathroom is still up. The room is just not able to be occupied thats all.

How should I treat rent payments/no occupancy problems when I have water leak in room that is being repaired? Should I put the one tenant in a hotel? Adjust rents? There are 2 tenants in this 2 bedroom apt with a living room. Please advise.

Hey! quick question for ya. Is it ok for landlords to take a movie-in fee instead of a sec deposit? Have one client who applied this and is under the impression they dont have to collect sec deposit, only move in fee which is non- refundable toward the end of the lease. Is this ok?
