I appreciate it as always @Drew Sygit

@Jonathan Grzeszczyk - I'm a flipper, investor and property management company owner in CT.  I'd be happy to have a conversation with you.  My business partner and I are always looking to partner.  If interested, DM me.

Hey @Jairo Montezuma.  I run a PM company in central CT called Ironclad Property Management.  Our rates are generally closer to 10% depending on the plan you pick (you can search us and see our rates on our website - not trying to self promote) but that is for full service property management.  With that said, if the property was in West Hartford, I'd probably be willing to reduce my management fee because West Hartford is easier to manage AND the rents are higher.  If the property was in Hartford proper, we would tell you no to management since the tenant base is much harder, it is harder to get rent collected on time.  I actually do not know any PM companies that I believe are reputable in Hartford.

You can DM me with town information and I'd be happy to talk about management or tell you other PM companies in the area that I believe are reputable.

@Andrew Lawn - welcome.  From my CT experience, I don't think there is much interest on this group from CT landlords.  I check all of what's going on from CT here and it takes me all of 5 minutes a day.  For that reason, I doubt you will get much (if anything) from using those features (if you want to buy in CT).

We have tons of great meetups that you can attend.  You can also try to do off market marketing to find stuff (I just bought a great condo two weeks ago that I stopped a foreclosure auction on).  Happy to talk more.  DM me if interested.

Quote from @Austin Brummett:

Hello! My name is Austin and I am entering my senior year of college at University of Connecticut! I am a division 1 athlete with an interest in investing in real estate. I have some money saved up from sponsorships and other investments. How early would you suggest that I start investing in real estate and in what form do you think is best for someone graduating college soon.

Welcome.  I invest, flip, and own a property management company in CT.  I have an 18 year old friend who plays competitive baseball and is a beast in real estate with his mentor.  If you have the drive, it is never to early to learn real estate and make a really solid living off of it.  If you'd like to discuss more, DM me and we can have a conversation.

hi

How long does it take to evict a tenant in New Heaven now

Too long.  I'd say three months on the short end to six months on the long end.

Oh! it's really long. Many eviction cases in New heaven? Or judge always protect tenant? Meriden and New britain can be faster?

All the places are similar in length to evict.  There are a bunch of eviction cases.  Yes, the judges always seem to side with compromise, not following contracts.

@Damien Davis - I bought most of my properties when I had a W2 job.  It is a lot of work to build property (more than fix and flip) so prepare to be busy.  I'd be happy to tell my story and how I did it.  If interested, DM me.
