@John Corey I am using Podio. I can schedule follows up but I have to do it manually. I’d like to be able to set up a follow up system and have the system give me notifications to my phone when I need to touch the lead and send out texts and emails automatically.

I received a lead on a mobile home and the seller wants out from under it. It's in a park and can't be moved until it's paid for. I don't deal with mobile homes so idk even the first step in knowing whether or not it's a deal to be made. How do you make offers on mobile homes? Are they treated the exact same as SFH?

Does anyone have any noteworthy systems in place to automate the contact & follow up process with your leads? I’d like to be able to drop leads into my crm and automatically schedule all future planned communication. Does any such thing exist?

I've done about 10 deals and made tons of offers so far but I'm noticing as of late that sellers are getting much higher offers. I know some of it could be due to new folks that perhaps don't have their numbers right but I'm wondering if the formula should change depending on ARV? I try to stick to 65-70% of ARV - minus repairs, when ARVs get above 300k should I be closer to 75-80%?

So I potentially will contract my first deal but I’m not sure how to do the contract. Her home flooded (we’re in Houston) and she is willing to selling with the contingency that she receives x amount of dollars from her insurance company. I have a realtor contact that is telling me I must use a regular purchase contract as if I’m the one buying it. This makes me nervous, shouldn’t I be using an assignment contract? Can you put contingency’s in an assignment contract?
