Hi @Anthony Heatley, I'm new to the DFW market too but both my business partner and I come from the DMV (DC/MD/VA) area and to us, these prices especially for multi-families, are breath of fresh air. In fact, there are very few small MFH around the way compared to here so we're looking to house-hack but are open to other opportunities.

I agree with the consensus.  I've been in apartments, rental houses and condos all my adult life and I have NEVER bought a shower curtain rod - that was always provided for me and I buy the liner and curtains and rings.  Now, as a prospective landlord, I can see putting up a rod and providing a liner just to protect my investment.  I like what @Jim C. said.  Besides, even though these are adults, you have to help them help you.

@DerrickCamber I feel you but just keep doing the right thing.  I have student loan debt and it ain't pretty but it is what it is.  I paid down or off most other debt I had and I have a great credit score but that student loan debt will be with me for a while so I'm not going to let that stop me from getting started. 

     A few of the right deals can clear it up long before I'm able to pay them off via even doubling up on monthly payments.
