Morning! When searching for a property manager what are some of the green flags you look for during the interview process that signals this person(s) would be a great property manager. Alternately, what are red flags that tells you to pass on them. Lastly once you have selected your PM, I'm curious to know how you engage with them. How do you have them provide you updates and keep you informed of everything happening at your property. For example, status updates, regular check-ins etc? Thanks!! FYI The property is in Fort Lauderdale.

@Jeff Shumway Great info! I have a question about the below which has been tripping me up a bit. I recently closed on a property with the 10% second home financing, but I want to do STR when I'm not using the property. If I own the property in my name, but create an LLC to run the STR business, does this now mean I'm not "retaining control over the property." I hope this is not a silly question Lol. I'm new to this rental thing, and trying to get myself organized.

Hi All! I'm from NYC and in the process of looking for a STR property in Fort Lauderdale, FL that I can also use from time to time. I was in FL last month looking at houses, but nothing really stood out to me and I'd really like to consider condos in my search, but I keep reading that most condo's do not allow str, as well as dealing with hoa challenges. At the same time I'm also still seeing hosts advertising condos on airbnb/vrbo. So my question..Is anyone here successfully running condo str's in the Fort Lauderdale area and would you recommend it? If any realtors that special in vacation rentals can assist I'd love to chat. I'm planning in to make another trip to FL in a few weeks. Thanks in advance!

Hi everyone! I'm curious if anyone has experience investing in parking lots/garages. I can't seem to find much info on this sector and was wondering if any bp members have some insight on how to find these types of properties, as well how profitable the business is. Curious about any type of investment that could have been a purchase of an existing parking facility, purchase of land turned into a facility, or a run down property turned into a parking facility. Thanks!
