Do you have the property documented via photos.  Perhaps the inspector would let you slide with videos and pics of when the walls were opened.

Hello all I'm sorry for reply so late.  Our deal didn't go through at the time because the person, although credit worthy(score wise) didn't have a substantial history.  We were just talking recently and will be revisiting this rather soon since it's been 3 years.

Good point @Rob Belandthanks.  Also what I'm trying to figure out is should I do that on a per deal basis or per year.  I know either way the investor will benefit but say if I have a family member invest 3-5k, they may not want to wait a year.  Just looking for ideas here.

I am starting to get people approach me about investing in my business. There are some who want to invest a substantial amount i.e $100,000 but there are other investors who want to invest as little as $3,000 to $5,000. I have several questions.
1. How do you usually structure your deals with private investors/what do you promise them?
2. Do you structure the deal differently when dealing with a small investment?
3. What steps do you take to keep track of the investments/profits of each investor? 

I know this is a very broad question but if more info is needed to answer then please ask away.

Good morning all. I need a little help as I'm trying to crunch numbers on different properties and arrive at a number that that I should offer using the 2% rule......well kind of. I hope I explain this right. I know what the 2% and the 1% rule is. My question is, if armed with only the rent info and the repairs, is there a way to come up with the max amount you should pay for a particular property? In essence I'm trying to somehow develop a formula that does the 2% rule backwards. For example if a house is 68000 and requires 40000 work, I'm all in 108,000......under the 2% rule I'd need $2160/month in rent. Now is there any figure i could use that if I have the 2160/month figure and I know that a place needs 40000 work that I arrive at a MAO? Please tell me if this is even possible. I hope this question is clear.

Hey Tyrone.  99designs.com is an amazing development site.  You could get an amazing website developed for $400-$600.  I'm not sure what your budget was but their business model is awesome.
