Great stuff  @Juan Diaz this is exactly why I check out BP daily.

You do have a very good amount of detail. I would also like to know additional info such as. What kind of rental agreements are in place, are the tenants on a month to month or on longer term agreements such as12 or 24 month. What is the estimated costs for rehab that needs to be completed if any. Also what is the annual tax and insurance costs for each home?

Silly question but I'm new so it's allowed. :) Can you submit an offer to the property owner before the auction? Also does anyone know the reason financing the property is not allowed? I've seen nothing but cash only deals. 

@Account Closed I am from California and I am ver interested in buying property in Indianapolis to Rehab and Rent for cash flow. How can I get some of the deals you mentioned above. Where would you start if you were an out of state newbie investor?

@David Faulkner I was thinking the same thing. @Russ Beck are you unable to find good deals in Bakerfield?

To start out I want to focus on getting great deals that cash flow, whether it's single family or small multi's to start out. Later on when I gain more experience, knowledge and connections, I would like to get into apartment complexes.
