I have an owner who is willing to sell but she owes more than what the house is worth 

she has tenants in place and the house just looks like crap

she stated she would sale but the equity in the home is low and bought it when the market was hot 

my question is how do i structure this deal

how can i get a price for it that would work for the both of us 

from my understanding she does not qualify for the short sale process because she is not delinquent in payments 

any info i would gradually appreciate

I am looking at a home in my area to make it my first project 

The home has fire damage and the owner is willing to sale 

Now i just dont know were to begin my due diligence 

I had ran the comps the house can go for 250-300k

im not sure should the house be torned completely down and start over or the house can be saved and start  building on it i need to know what i need to be looking for in order to make this project work

@Dev Horn I know this thread is Old but please please can you give a better example of a marketing system i am too is in the CA market and it is very competitive and would to invest in something that can help me get out there

Yes i was able to find the owner through skip tracing which i was given his sister in law information which passed my information to him

I am in the process of trying to locate an owner of a property and something is telling me not to give up on this one but I have ran out of resources to locate him and was wondering if any one had any ideas as I am willing to do what ever it takes to track him down 

I've  had talked to the neighbors and found out property has been vacant quite sometime

Done searches on the property to see if any other person has lived at the property to see if the owner was a landlord and nope just him since he purchased the property back in 09

Went to the assessors office to see just maybe he has a different address on file but nope just the property is his address they have for him

Tried white pages called every single number listed for him & even Facebook

The guy at the assessors office told me he might just be deceased because he is also behind on taxes..

Any advice i would gladly appreciate
