Hi BP! I'm sure I'll get a range of responses for this. And I understand that larger scale operations increase their capacity by having teammates handle specialized roles (maintenance, bookkeeping, etc).

But I'm curious... if I start my own Property Management business... how many units can I manage before I go crazy? 50? 100? 200?!

Would love to hear from others on when they "hit tilt." And what range people think of as an ideal and "manageable" load for one person.

Stephen Quesinberry ... always helpful to hear a success story from a newbie. I'm right behind you, hoping to do my first flip soon. Been on the hunt. Thanks for the nod to KBS Lending. I wanna check them out. I am seriously considering Texas Republic Bank to finance my flip. They're much cheaper than hard money, an actual bank that does commercial lending, but they function fast like a hard money loan. And their rates are fantastic. I spoke with Stephanie Wallace today, in case that option might be of interest to you next time around. About your $20k rehab... were you happy with the contractor(s)? If you don't mind putting me in touch, I'm developing my team and need some solid contacts in this area. Would much appreciate it! 😊😊😊

Hi BP,

I'm flipping a short sale deal on Oahu, Hawaii (near Honolulu).

  • Purchase price is $450,000
  • Verifiable comp sales at $560,000
  • Already approved with a hard-money lender for the bulk.
  • Need 90k partner to make this deal happen. 

All cosmetic repairs... estimating $10,000-12,000.  Will rehab in 10-14 days, and aim to close on sale in 6-8 weeks. Seller's market on Oahu is strong right now.

Anybody heard of or used Affinity Property Group as a property manager? Doing some homework. Would appreciate any feedback from the BP Community!

I believe they are the primary managers for the turnkey provider AREI.

Hi BiggerPockets. I am a newbie, and a first time flipper in Honolulu, Hawaii.

Has anyone ever gotten a hard money loan from a company called PRIVATE MONEY UTAH?

Their 12.5% interest in 2-5 points are quite high, but apparently can do 100% loan-to-value on the purchase price, and 100% of the rehab cost. So for a first time flipper without a lot of cash to put into my first deal, it looks like a great option for me.

Would love to hear any feedback!

Howzit Micah. The reason is rent to value ratio. I'll message you on the side. Hawaii doesn't work for cash flow, and the cost of even a tiny place makes it hard to find entry points anyway, unless you have significant cash to put in right off the bat...

Hello Bigger Pockets,

I'm a newbie diving in head first.  I recently bought my first buy-and-hold in Missouri, and am getting my Hawaii real estate license in a month.  Looking to flip, partner, and make connections with trustworthy people who know their stuff.  I also speak some Japanese, and served in youth ministry and missionary work for over twenty years.  I have three awesome kids and an amazing wife.  We live in the Kapahulu area, just outside of Waikiki.

I hope to find and develop many a win-win connections here in the Bigger Pockets community...
