I have a 4 plex my goal for 2021 is getting a brick 6 plex or bigger roi 20% or better my current 4 plex is getting 39% it was my first deal so I’m hoping to see those numbers often through my investing journey

Thank y’all so much this is my first time and I appreciate the much needed advice

I have a four plex one of my tenants I believe moved her boyfriend in. His car is there a lot and he will come and go while she is at work. My question is should I ask and have him sign a lease or should it even be a concern?

@Alexander Felice it’s mostly commercial property around it amv is around 150 I’ll be putting in around 20k in repairs I’m getting it for 65 the property management is the selling agent and it’s extremely hard to communicate with her I do plan on house hacking the gross rent will be 1300 and the tenants pay utilities

I’m 1900 dollars into this deal it’s a vacant 4plex and the appraiser found the apartment broke into and drugs I still think the numbers work out The sellers agent doesn’t respond about if the property has any meth reports I’m beginning to be scared of the potential ongoing problems this property may bring. What can I do moving forward to prevent this and make it a success for me and the building ?
