I took Lex's course and ive attended a few of his boot camps while living in S FL.  I will say that the information he gives you is everything you need to get started.  I still read the book/home study guide that he wrote.  Its meticulously put together and organized.  And yes, if you're wholesaling, he will provide transactional funding for your deal so you can double close.  He provides a proof of funds letter if you need it as well.  I believe he also does hard money loans himself if youre looking to rehab a property. 

I think I spent $1000 on the inital course, books, etc and I got everything I needed to do a deal except the house.   There are higher level courses that you can do also with more personalized training, but if youre starting off on a budget like I was, the bootcamp and study courses he gives you are invaluable.   I havent seen another course or program that would give you the amount of tools and support that his does, and I personally know it works.

Ive done multiple deals this year and I can attribute this to the jump start I got from Lex's programs.  It really was worth the money I spent because I continue to get support from him when I need it, and his office always responds promptly when I have questions on any aspect of a deal or general questions.  Hes a solid guy, a great teacher, and a great person to have in your corner.  For someone with his presence in this market, you really will not find anything bad about him no matter where you're looking online.

This is a large rehab job on a large house that was used as a daycare.  Zoned for commerical and residential.  2800+ sq ft, 4 bed 4 bath.  I am selling my contract to purchase this home, the owner knows this.  

PRICE: 15,000

The Bad: Has 4 water leaks as of the last time I had someone out there which was around April 2017.   The kitchen floor is "bouncy" from water leaks.  Estimates for the rehab have been 60k-80k.  One guy went out there and spoke to a contractor at the site 2 months ago who told him $80k as well, so this is a solid number.   I was told it has  an asbestos roof by someone.  taxes for the last few years are due, totalling just under $10k now.  I called and verified this myself.

The Good: Its near a college, and will rent easily once rehabbed.  Its a large place in an area with higher priced homes.  I had a couple people interested back in March/April when I first tried wholesaling this, but the job was simply too big for them.

Seller had bought it and started rehabbing it, now his wife was transferred (military) and they have to move out of state. A good part of the rehab is done already, still needs flooring, paint, gutters (estimate: $1400), finish remodeling bathrooms. Has a small crack/leak in foundation, says he was given an estimate to repair for $2,000.  Currently VACANT

@Alex Craig yea its definitely a light rehab/rental home.  looks like a similar home nearby is renting for 500/mo   

this does not appear to be the wealthy part of town, but doesnt look like a war zone at least

Good to know, thank you.  The one I currently have is in Coahoma County, city is called Clarksdale.  Im guessing its a pretty small-town place based on my research.  And not much info based on comps- theres only a few nearby so I see what you meann about low inventory!

But I saw it wasnt too far from Memphis so I wasnt sure if that hot market might carry over into a different state.

Ive come across a few deals in northwest MS but the towns seem to be small, not located near any big cities.  The closest major city to one of them is Memphis TN.   Would flippers or landlords normally mess with something out of state, even if its in relatively close proximity?  I have a house under contract currently, but its about an hour and a half south of Memphis.

Thank you @Jason Weible  either way this tenant is getting the boot lol.    if its a wholesale deal, i would fully disclose this to a buyer and let them know the story.  From a wholesaling point of view, its going to be a hard sell unless the current owner evicts her and then the house becomes vacant.  

im personally not looking to buy homes in OH, but ran across this seller and wondered how i could structure this and make it work.  she'll probably have to evict first, then ill get it under contract.

Im speaking with a seller who has a home in sandusky right now. the tenant is currently still in it but this woman hasnt paid in ten years!  is this worth trying to wholesale?  or should she get the tenant out first?
