Interesting, I am working a Short Sale with Wells that did not have the "flipping" language Justin discussed. However, the mitigator did require a change from an LLC to the personal name of the "B" buyer, which poses issues for transactional funding. Someone senior to that mitigator did say it is not a company policy to not sell to entities. Banks are not liking investors profiting, but disclosure and transparency are in your best interest.

Leveraging your money with a rehab lender, bird dogging, or wholesaling would keep you in the game. bird dogging would be a great place to start and set your sites on wholesaling. Look for a rehab lender in your local market is you pursue a fix and flip. You can also use Transactional Funding for 100% of your purchase if you are able to find a same-day buyer.

Hello Arlene, Welcome to Bigger Pockets. Wholesaling is a good place to start. You may want to check into local REIA's (Real Estate Investor Associations) for partners/mentors. Also, Transactional Funding is an option to fund 100% of your wholesale purchases for same day flips.
