Post: Seeking private funding-At what cost?

I am about to complete my 3rd fix and flip in Chicago. I have funded each deal with credit cards, seller financing, and hard money, respectively. Due to the high interest associated with each avenue of funding I just mentioned, I'd like to use private lenders for my next deals using the BRRRR strategy. I have lost money on each deal, however, and I wonder if that would be off putting to private lenders. Obviously, there is a steep learning curve to real estate investing and some losses are to be expected starting out, but will this affect me from attracting private lenders in the future?

When seeking private loans to do a buy and hold using the BRRRR strategy, should you shop around for loans using a directory such as Private Money Goldmine, or get something under contract first, then seek funding?

Good afternoon Otto,

I am a realtor with Keller Williams and have a client who would be interested in the property. Can you let me know if this property is still available, and if so, when we could see it? Thanks.

Post: Seeking Project Manager Willing to Get Their Elbows Dirty

Good evening Joe,

My name is Ted Meltzer, and I would like to apply for this position. I currently work as a project manager for a real estate investment company that works on multi unit buildings on the South side of Chicago. I am definitely not above getting my hands dirty and have in fact used sledge hammers to knock down walls (it was fun!). I have experience with recruiting, vetting, and hiring contractors, coordinating workflow, schedules, and manpower. I also have experience in selecting materials and assisting with the design of projects.

I am currently studying to get my broker's license and look forward to continuing to flip properties on my own once I exit from the deal I am currently working on.

I would appreciate it very much if you could contact me about this position. My contact number is (847)-372-2285 and my email address is [email protected]

I look forward to hearing from you soon. Thank you for your consideration.

I would be interested to know how much the repairs would be, and, if possible, when I could take a look at the property.

Good morning BP,

My name is Ted Meltzer, and I am interested in getting started in RE investing. I am from the NW suburbs of Chicago and that is where I am interested in doing my investing primarily. I am looking to build long term wealth and eventually get out of the 9-5 grind, and I feel the RE investing sounds like the perfect idea for someone like me with a great work ethic.
