How much positive cash flow per door is considered good in regards to apartment buildings? I've heard a 10 unit should generate $1000 positive cash flow per month, a 20 unit $2,000 and so on. Any thoughts?

SFR or Multi Fam. El Reno is close to me, but I really am not too familiar with that market.

This is how I purchase all my houses. Appraisals must come in right to replace your HELOC however.

Just pay it if she's a good tenant. IMHO if you take care of your tenants you will keep them

When fixing up a property with the idea of getting top rent, I was wondering what some of you do to provide that little extra. Custom tile? Dishwasher? Etc.
