Good Afternoon,

I have received my first call from my first absentee owner DMM campaign.  However, the owner of this particular property owns it with her 2 siblings.  She said there is a tenant in the  home and just wants to see what they could possibly get if they were to sell. I asked her what does she think the home is worth, of course, her response was that she didn't know, but yet, she does know what the prices are for homes sold in the area.  I've explained to the homeowner that I would not be able to give her an exact offer since I'm not able to see the inside.  There are health issues with the tenant, right now, where it would not be a good time to get inside. 

I've told the seller that I would follow up with her this evening.  She lives in NC, one sibling in Richmond & I forgot where the other sibling lives.

How do I proceed with this?

 Any suggestions is totally appreciated.  Even if this doesn't turn out to a sale at this time, I am loving the process.

Thank you @Michael Mullins-I will definitely use Google Maps to view this listing.  Unfortunately, on this list, there isn't a 'tall grass' category.  I will have to try another city to see if they have that category on their list.

Good Evening,

I am new to wholesaling and I want to market to the code violation list but don't know exactly how.  The list has structural, lack of utilities, hazardous conditions, vacant and open and uncorrected red tags.  Which ones should I market to and how?  Also, should I look up each house to see which one is worthy?  I've looked up several and there weren't any pics available so it is hard to judge which properties are worthy.  Do I have to drive to each one that doesn't have pics?  4 pages of properties.

Any and all suggestions will be greatly appreciated!

I appreciate your feedback and will look into doing a double close, if that's possible.

the final results of this situation is that the bank will call me once they assign the property a property management company.  I asked if I could follow up in a week, he said no problem.  He (the bank) also said that they are supposed to go out to the property sometime this week to see what shape it is in.  I told him that it looked like it had been vacant for quite some time, he said it was actually only vacant for a month. Hmm, so I will see what the results are when I speak to the bank and will update my post.

On another note, I found a vacant property that is a beautiful home, with minimum estimates of $400k on up, depending on the website. 3bd, 2.5 bth, 2979 sq ft, lot size roughly 4900 sq ft.   I have looked on the assessor's website to see the owner information.  The owner name is listed, followed by 'revocable trust'.  The address of the owner is another residential property.  However, I am confused as to the 'revocable trust'.  Should I send a letter/postcard?  Also, a little over $15k is due on the taxes.  The annual taxes are about $6k.  To me, this is something that I should pursue.  Any advice would be greatly appreciated.

Good Morning BP,

I have found a vacant property that is bank owned. The bank has said that it will be going on the market very soon & that I can be the first to place an offer. Can this be a wholesale transaction? I  see the potential of this property. I have not run any numbers because I  just found the property yesterday, emailed the bank & the bank called back this morning. Please advise what I can do, if anything. I appreciate all your feedback & guidance.
