Investment Info:

Townhouse buy & hold investment.

Purchase price: $240,000
Cash invested: $30,000

Rent to own BRRR. Will sell to one of our sons and his new wife next year.

What made you interested in investing in this type of deal?

Love off market deals.

How did you find this deal and how did you negotiate it?

Saw rent sign in yard and ended up having a great connection with the owner.

How did you finance this deal?

Private financing

How did you add value to the deal?

My son and I were able to do most of the renovations.

What was the outcome?

We have it rented out right now to my other son.

Lessons learned? Challenges?

Hire someone to do LVP.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

We just got our 6th single family home rental under contract for $193k in an amazing neighborhood here in West Omaha.

We will need to put $7k into it for total financing needed at $200k. We have secured private financing of $100k with someone who invested in our last property.

We are now in need of an additional $100k to close on August 2nd. Any suggestions?

Just an added FYI, we only buy super clean, well maintained ranch villas and townhomes on HOA's in the suburbs of Omaha NE.

We also are very stringent on who our tenants are (no pets/smoke/etc.), and we have each unit professionally cleaned once a month or once every two months.

Hi we are working on a deal to add another 3/3 2,000 square feet ranch villa to our portfolio of rental homes. It’s literally the unit in between two of our other ranch villas. It will probably sell for $230k and we have secured $100k already.

Does anyone have suggestions on some solid hard money companies you have had a good experience with?

@Morgan M. We’ve had the blessing of partnering with some amazing people who have funded a couple deals.

The key for us is the people trusted us. We were very clear with our strategy, and they were able to see the homes for themselves which gave them an additional level of peace.

If I were you, I’d make sure you trusted whoever the investor was and you believed in the product they were buying.

@Jennifer White could you refi, take $50k out to pay off the debt, but keep the asset?
