I know that it is said that you never do business with family, but my family wants to invest as a group in multi-family properties. Is there a way to secure financing as a group? Or should we create an entity to work through?

I'm a newbie about to jump in and i just wanted to know:

Does any one use wholesalers to find deals in SD? If, yes what criteria are you looking for in a good deal? If no then why not and what could i do different or better to be more successful?

What is up with these?

I really want to get into investing, but I don't have much in the way of cash reserves as of yet. Should I look into these or stay away. Any advice?

I have recently read quite a few article on this site and others about using lease to own contracts as a vehicle to get started. My issue though, is that they come from the perspective of investors who have been doing this awhile and have testimonials at there disposal to build their case. How would I, a brand new investor capitalize in this niche.

OK that helps a little Joel Owens thanks for your input. what would you say about over 600 acres surrounding and abandoned Magnesium mine complete with original structures in various stages of dereliction, 17 miles away from town?

I have an In-law that is trying to sell some land in northern Ca. I want to help but I don't know what, if anything, can be done. Seeing as I am also licensed I would like to possibly profit from the deal. Anyone have any ideas?

Been a member of the site now for a while and finally decided to post an introduction. I have been reading books and attending seminars for a few years now and I'm just ready to get started. I just have that ever present financing problem, slowly but surely building up bot my cash reserves and my credit. I currently live in San Diego but I'm looking to move to Sacramento and start investing there.
