The Title company's lawyers will probably type up a document detailing legal action will be taken if you do not leave the premise. Just take the notice to the property and hand it to him. If he still refuses to leave then you must seek legal advise from an attorney to obtain legal possession.

Hey just up the rent the $10 on their lease when it's time to sign/renew.

Hi I'm an investor in the beautiful state of Alabama and I have just went through that process myself. So here is the deal for the state.
When the owner dies and wills the house to someone the will must go through probate. The owner should pay for this but if they can't the average cost is $5000 to $8000 max. Once the property completes the probate process then it's free to purchase. I use Jefferson Title in Birmingham to get the job done. You can speak with
