I can't find either of these homes on the auditors site, so it hard to say what kind of deals they are. The one in Canfield looks to be an excellent flip, but most likely will need a new septic before being able to be sold.

I am still on IE 6.0 and I don't have that problem. It sounds like it is an option setting in IE 7.0.

Actually with that ad I have gotten a lot of response from the younger generation that is simply tired of living in a dump. We have a major issue with Slum lords in my area and this seems to grab attention.

Yep. Same problem. We have to first get a dwelling permit, which requires an inspection by the health dept nazi's, then we have a yearly inspection after that for the cost of $84. We have tried to fight them and have not been successful. The latest issue that has come up in the inspection is that all smoke alarms must be hard wired together, so if one goes off, they all go off.

I flipped when I heard that and called the inspector, he said not to worry about it and if they try to force the issue, HD sells battery operated ones for $50 bucks a piece and just move them from one house to another when it's time for the inspection. Oh. if you fail the inspection. It cost another $35 bucks to get reinspected.

Fannie Mae did it to me too, but mine was for 90 days. I could not sell the property for more then what I paid for it for 90 days, per their contract.

Chances are your tenants know about that area and thats why they come to you in the good area. I have homes that if you cross the main road it turns into a war zone on the other side and the best rents you can get are in the $375 range, but my little area is still nice, so I can get $600.

Since you have 2 yrs to pay down that note, you may also want to look at cheap improvements you can make to the house over the next 2 yrs that will increase its value. You may just be able to increase the value enough at that point in order to refi into a fix rate.
