I wouldn’t recommend blocking out dates unless you or your family plan to use them. Instead, consider lowering your prices or running promotions, especially with local businesses. For example, you could offer a special deal like, “Stay two nights in August and receive a s'mores package or tickets to a local restaurant or waterpark.”

You might also think about donating a week to a previous guest or a family in need. Your business should focus on giving back. When you prioritize your guests and pay it forward, you’ll often be rewarded in unexpected ways. It might not always be financial, but a heartfelt "thank you" from someone less fortunate can be incredibly meaningful.

Remember, something is always better than nothing, and this is a wonderful opportunity to give back to the community!

@Michael Baum I highly recommend starting with properties that are closer to home or even your own. Many hosts encounter challenges because they are not readily available. This month, I added two new properties for this very reason: being local allows me to respond quickly if needed.

Being prepared for any situation fosters trust with property owners. If you find success in this approach, consider expanding to other areas. You'll likely have questions about local recommendations and events, which can be great opportunities to partner with nearby businesses.

These partnerships can enhance promotions, generate referrals, and ultimately add value for your guests. Remember to under-promise and over-deliver. While this is real estate, it’s fundamentally a hospitality business, and that’s what makes it thrive.

Have you considered combining "glamping" with cabin rentals for short-term rentals? About four years ago, I transitioned all my long-term rentals to short-term and vacation rentals, and it has proven to be the best investment decision I've made. Now, it's my sole focus. Ok, I get it. I'm probably 4 years behind everyone else on the original post. However, all I see is another attempt to grab our contact information to spam us or cross-sell to members. Can you share the spreadsheet without the BS or tell us upfront that you'll spam us if we sign up? Damn Millennials. I remember when I could learn something on this and other websites without all the BS. Or am I just being a "Karen"? or is that a "Keith" since I'm a BabyBoomer?

I agree with Jacob. I was the same way when I first started and one thing I have learned is, to lead with revenue. In other words, create the business and the need for LLC, website, and domain. You need deals and income before you need anything else. Even the LLC in my opinion is premature but easy to obtain because you can't purchase any money in it at first. You are going to have to use personal credit and then move it into the LLC. In addition, you DO NOT need a Real Estate license. Yes, I have mine but I don't use it at all. It's nice to have but a much better business model is to use about 20 real estate agents to do the work for you. You don't even have to pay them to do the tedious stuff that takes too much time and effort freeing you up for more deals. For your education read books and watch YouTube. I did and know more than 90% of the agents around me. Some that I would recommend are Garry Kellers, The One Thing, Profit First, and my all-time favorite, Rich Dad, Poor Dad.  Keep in touch, and I will be happy to partner with you and show you how to maximize your cash flow with Short term rentals.  I'm killing it and love it.  The next phase for me is looking for people to help grow into new markets. ~ Play Hard, Live Harder!!  Troy Copeland

I am looking for a small claims court Lawyer to help me with some deadbeat tenants I am still trying to get final payment from.  Does anyone have an affordable lawyer to assist me with this?  Thank you for any help you can give me.

Only if you don't vet your guests correctly. Digital marketing 101, focus on the client you want not the client you don't want. This is where most people miss. People are attracted to people like them. In addition, there are many security measures you can take to protect theo owner, investor and the neighbors as well as leveraging the platforms vetting process and the million dollar insurance policy they have in place for each policy. The ROI is better than any thing you can do as realtor, broker or team. Everyone doubts something they are not familiar with. Quit following everyone else. Be different, take a risk. I did and it's the best decision I have made in the business....said from a very high ID. I thought you works appreciate that..;)
