@Mark Ainley I'm not having luck finding a property manager which checks all my boxes. Some of them have terms that I do not agree with - such as keeping 100% of pet fees and late fees. So we decided to make remote management work by having a network of on-the-ground resources to tap on if necessary - local realtors, neighbors, contractors - and budgeting for more frequent visits.

Hi, I'd like to remotely manage my rental property in South Bend,IN. However, how do I handle things such as showing the place to potential tenants and city inspections where owner representation is required?

Hi, I am thinking of installing these electronic keyless locks to avoid rekeying fees for new tenants. The lock I have chosen is this: http://www.lowes.com/pd/Schlage-Camelot-Satin-Nick...

Question: This lock has a keyhole and comes with a key (for emergency unlock purposes). If I don't give the tenants the key, can I just change the electronic combination everytime a new tenant moves in? Just want to be sure this is legal and I'm not violating any tenancy laws.
