I was thinking the same thing. I figured it would be worth a shot to see if anything is in my area before venturing far away outside my hometown. I would hate to go far away when I had potential deals right under my nose the whole time.

I see too many we buy houses guys advertising they buy houses ANYWHERE in any condition. I just wanted to see if there is some truth to that. I was about to test that out by contacting some motivated sellers right here in my home town. Some locations are not exactly the prettiest, but they said they buy anywhere. I figured let's see for certain if they will buy even if the price is right.

Do you search for deals in your own backyard first? Or do you venture out to find deals in other areas first?

I was searching for vacant homes. It turns out the homes have tenants living there. Are tenant occupied properties an issue to end buyers?

Should I stay away from investing in areas that have little to no recent comp activity? I was about to look into investing in some local areas around my way, but I saw some areas had very little comps to compare to the subject property. Do you see any way to make a deal with properties in these areas?

Direct calls have a higher success rate but you can get more reach with texts and then only have to call the motivated sellers back. I find best times are early (before 11am) and later in the day (4pm and on). 

I prefer texts for one or two reasons. If I call and cannot reach the seller, I have to keep calling back until I can reach them.  Once I send a text, the message stays there until they are available to respond back at their convenience. The second thing I like about text is I do not have to catch people on the phone when they are in a bad mood to talk about selling their house. That's just me. Others may see different 

I hate catching people at a bad time when they are busy just to talk about selling their homes. Is it still better to cold call them directly or text message them?
