@Chinmay J. I'm looking to do buy and hold with small multifamily. Ideally, I'd like to start out with house hacking a duplex. I do have enough capital for a traditional down payment in my market, but I'm really interested in trying a more creative strategy like a lease option or seller financing.

Hi all! I'm a new investor in the Columbus, Ohio area. I moved here last August after 23 years in Austin, Texas. My question is what are all the factors one needs to look for when evaluating a new market to learn desirable neighborhoods for investment. I know every market is different, but for someone looking to start out there are things to evaluate such as: 

  • Neighborhood income/median rents
  • Employment in the area
  • Crime statistics

Besides the actual property itself, what are the other, more human factors, I need to take into account when learning a new market/new neighborhood? Thanks for the help! I'm really enjoying the wealth of knowledge BP has to offer!

Hey Vinod. I'm actually just leaving the Austin area next week. Of course, I don't know your geographic location, but have you considered Round Rock/Pflugerville or Buda/Kyle?

Hello all, my name is RG and I'm new to BP and this is my first forum post. I'm originally from Austin, Texas and I'm moving to Columbus, Ohio next month and have been soaking in all of the real estate information I can get my hands on for the past three months.

I'm incredibly excited to start investing, and am looking to househack as early as next summer.

I know throughout the podcast, I have been warned many times about the importance of knowing the area you're investing in, especially in not only a new market, but also throughout states like Ohio, Michigan, and the like.

Upon moving to Columbus I plan to:

-Walk/Drive the neighborhoods to see what the market looks like

-Analyze deals on the BP calculator to get a sense of what is available and what the deals look like

-Browsing the MLS to learn home values and view listings

-Continue reading as many books as possible about real estate

-Continue listening to the podcast

-Continue to interact through BP and network in the area

Seeing as I am a COMPLETE newbie, any and all suggestions for what I can do moving forward to keep my momentum going would be greatly appreciated. I look forward to interacting with you all on the forums!
