I think Mike is a little confused about the process. The developer isn't "paying" anyone 40% on their money. There is a lot more at work than that. I have invested with these types of projects and the ones I work with are legitimate. In fact, I became a Strategic Partner with one of them (Axiom). I don't know much about BridgePointe... I have heard of them. Matthew did accurately present the idea behind this type of investment though..

Do you do this nationwide or just local areas?

Does anyone have any thoughts on a relatively inexpensive yet effective way to find people interested in investing in pre-construction projects with some built in protections (i.e. market downturn, assignable contracts)

All of the above posts are valid but you also gain experience just by asking questions.

In addition, some of these clubs have discounts at local areas that every consumer enjoys.

I have a question about the accountability for inspectors. Do they all need to insured? Also, if they inspect your home and find nothing wrong is there a time frame that they are still on the hook in the event something does go wrong?

Money magazines has projected Panama City to be the fastest growing city in the USA. Also, I read somewhere else (can't remember the source) that Clearwater is experiencing growth.

Las Vegas is still doing well. You just need to do a lot of research. There are tons of projects but not all are getting off the ground. There is a lot of real estate agents that you can take to that will direct you to the right projects. I actually like the southern part of LV BLVD. The prices are not outrageous and there is a lot of planned construction going on including casinos.

If you decide to go with that project then you should go with the one farther from the bay. Railroad tracks is not only ugly and annoying it is a big turnoff to potential buyers. I would suggest keep looking until the right property that meets all your requirements comes by.
