@A.L. DeFalco -- I'm purchasing something that looks similar off-market but it's SFH on one side of a double lot in Cumberland, MD. I'm getting it for $23k and plan to eventually put a structure on the second lot. ARV sounds near Albany numbers, so it helps that in the end I'll have two structures instead of just one.

My seller originally asked for $25k but I got her down to $23k. Never hurts to try to get your purchase price down to around $20k (or less!), especially if you bring the seller data that shows they won't likely sell because of the condition of the property and the sale price (check out the BiggerPockets calculators listed under the Tools tab above -- you can work through that then print a report).

Check out the BiggerPockets bookstore for David Greene's book on BRRRR. There are also a bunch of podcast episodes on BRRRR and a calculator (under Tools above) for when you're ready to do the numbers. If your concern is about the rehab portion, it'll be the regular song and dance with contractors, schedules, permits, and budget management.

@Tim Miller - we just closed on a duplex in Cumberland at the beginning of the month. Certain areas are better than others (obvi) -- near the downtown area will likely cash flow more, as well as the northern neighborhoods of the city. You could also check http://www.city-data.com/city/... If you do go there and drive around, you'll get a feel for what would be a better area. If you need a realtor, mine invests in Cumberland, DM me for her info!

@Michael Velez - I'm purchasing an off-market deal on a vacant house and will need contractors in the future. I saw on one of your posts from ~1 yr ago that you brought your own contractors. How did that end up working out?

I recommend skipping the extra bathroom and saving that cash for creating value in your next investment. Like @Zane Cress mentioned, it likely won’t make sense for a house this size. BUT — do the numbers!!
