Negotiating with a seller who can't afford re-hab. House is gutted and has some fire damage but is by now means a tear down. Who would invest in this property? Ets market value in the area is 90-115k when fully repaired. I think I can get a sig discount but who would buy this? Help...

Well I've got a motivated seller with a nice property at a good price, problem is I can't find any buyers, I don't wanna put the house under contract without at least a somewhat interested buyer. The house isn't scaring them away, my network is limited. I know this isn't an advertising site but if anyone in the Central KY area is looking email me

I'm jumping into real estate in Lexington Ky starting with wholesaling since I have no Capitol. I have some motivated sellers, having trouble finding buyers. And I'm pretty lost on the logistics of this. Lawyers/ contracts etc. Any advice helps.
