Hi Samuel, I agree with Bryan, there are a lot things you need to find out about the area. I mainly work out of the Boston area and do not know much about the Providence Market. There is a Realtor in my company who's office is in RI, I would be happy to send you his info. I recommend you talk with a Realtor, and see what the prices are like in that area run the comps look at the trends on top of many other due diligence research items.

Hi Greg, 

I manage leasing for many units in Cambridge, Somerville, and Medford. There are a couple of ways to cover yourself with a co-signer. I have the cosigner fill out and sign my leases as if they were living there as well. I use the Greater Boston Real Estate Board Leasing Forms. If you have any more questions feel free to reach out.

No matter what get the property insurance... if you own it, insure it. If the former owners have been there forever and don't seem motivated and you go through eviction process they might destroy your investment. Make sure you cover your asset!

Keith, you said that you are based in Cambridge, do you know the area well? Have you been here a while and know the market? My family owns and holds 24 units in Cambridge that I manage and lease along with many others. We also buy, Reno, hold and rent other properties in Somerville and Medford too. The buy and hold strategy is ridiculously safe in this market. Universities such as MIT, Harvard, Tufts, etc. and Hospitals such as MGH, Beth Israel etc. make this market incredibly stable for landlords with high end tenant turnover and cash flow becoming routine. These days the trick is having the financial ability to invest in this market which is crazy competitive. Not only that is being able to find the deals which are quickly dealt before they hit the open market like MLS. There are other outlets to find these opportunities if you know where to look. Based on what you said earlier, I would recommend getting a pre-approval done and finding out exactly what you can afford, and then what you want to actually spend. If you need help finding a good Loan Officer in the area I could make a few recommendations for you. Medford is an area you may want to look into, but everything close to the city is competitive.

Hi Aaron, I live in Cambridge and manage several properties in the area. This is one of the most competitive markets and it could prove difficult to find that fixer-upper on the open market. Flippers and developers are all over Cambridge because of it being such a prime location so many of those houses are selling before they reach outlets like MLS. looking into foreclosures and auctions is an option but there is still competition and people are willing to pay more for the location sight unseen. I have had many off market opportunities come to me from Boston Wealth Builders. You should check it out it's free and is through meetup.com. Where in Cambridge are you trying to move to?

I agree with Shaun, I am a member of the Boston Wealth Builders group, it's free and an incredibly useful tool to meet people in the industry and the Boston Area. You can go see actual actual development and investment projects from demo to finish and meet the people doing it.
