Hi All!

I’d like to attend a Vacation Rentals conference this year with my management team. I’d like the trip to serve as both a fun time and a learning forum so that we can refresh and make strides this upcoming year. Does anyone have any events that you’d recommend us attending?

Post: Valuation for Vacation Rental Business, beyond value of homes?

Good morning Doug, 

If you want to sell the vacation homes and maximize value, then there are a couple of things to look at. In my area of the country, vacation homes are appraised just like single family homes and that is their value. But... if we sell to another investor, then they may care more about cash flow. I would look at whether your homes are worth more as single family homes by appraisal, or from a cash flow perspective. If they are worth more from a cash flow perspective (by the market cap rate), then I would look at selling them as a portfolio to investors. Otherwise, selling them one by one to families would be the way to go. 

I think I understand what you're getting at from a management company perspective. You actually also have a management company as well, even if you don't have one on paper. If you get creative there is value in that. Someone in your area may be able to help you with the numbers, but I know that portfolios of management contracts have true value. For instance, a management company may buy a 50 contract portfolio from another company where the 50 owners are under 1 year contracts and have been managed by that company for an average of 5 years. These are valued just like any other business and it's pretty negotiable.. typically 1-3 times annual revenue for the sale price. My point is this, if you wanted to go through the steps of starting a management company on paper, and have that company manage your properties, you could put your management company up for sale. You could sell the properties to individuals or even keep ownership, and sell the management income/portfolio separately. Conversely, you could sell the properties to different parties, and retain management with your new management company to keep some cash flow.

Hello Everybody,

I’m looking for a recommendation on an investor savvy real estate agent in Atlanta. I’ll be traveling there on and off for the next couple years, and I’d like to purchase a home or condo that I can use as a short term rental when I’m gone. I’m unfamiliar with the market, so I’d like to find a good agent to help me out. For what it's worth Frankie, that's the kind of creative thinking that can make you a great deal maker as your career progresses. I've never heard anyone consider that. Just because this one may not be the best route doesn't mean you shouldn't have asked the question.

Hey Chris, 

I've been doing some research, and a came a across your post. I was hoping you could help answer a question for me. Like you, I really wanted a mentor when I was starting to invest in real estate, but I had trouble finding someone with the interest to help, that was actually a good fit with where I was in my pursuits. My parents had done some things, so I had the blessing of a leg up, but I was still looking.

 I'm considering starting a mentor connection business. Not a big hype machine, but an affordable group of consultants that help people get started with the  things we all deal with: deal analysis, finding financing, renter screening, basic management principles etc... My question is 1) Did you ever find a mentor?  And 2) Would you have been interested in an hourly rate firm with consulting professionals to ask questions? 

I hope you have been able to get started with your real estate goals! I appreciate any feedback you can provide.

Hi All, 

Looking for some help today...For some time now, I've wanted to put together a binder detailing the successful deals that my partners and I have made since we started. This would be used to present to banks as well as potential investors if we are looking for a partner. I had put this on the back burner, but it has recently moved up on my list. I'm going to need to create some additional banking relationships to get our next deal done, and I'd like to put something professional together to present to them. 

I know a lot of you have materials like this for your business. I'm looking for examples of materials like this that I can use as a model to create my own. Any suggestions or documents that have worked for you are much appreciated!
