Hi @Joshua Cilas welcome to BP! I am also newer to the REI world and have been attending the meetings mentioned in the below comments. I learned a lot at the most recent BP meet up, it was set up as a "mentor/mentee" meeting and everyone seemed very eager to help everyone. Hope to see you at a meeting soon!

Hi Ariel, are you looking to invest as an individual? Or are you looking to meet and partner with a seasoned investor? I am in Fayetteville, NC and there is a great rental market here due to the military base, who also get housing allowances. Have you thought about maybe starting with a duplex or single family in this area and gaining the cashflow?

I think @Doug Spence advice was good. What is your goal with your next property (and the next) - I see investors flip back and forth with holding some and flipping in the mix to gain a larger one time sum of return too. I do agree with you with the prices of entering in each market. I am mainly in Fayetteville, my boyfriend is active military as well, and the purchase prices are lower and work great for rentals with the base being here. Raleigh is a higher purchase price but sometimes can hold a bigger return for flips. This is just the strategies I have seen so far.

Being involved in investing yourself can be an extremely valuable tool, but so can knowledge and understanding of the process as a whole. Investing isn't possible for everybody (nor recommended) but there are an unlimited amount of resources available to us to that given enough time studying and looking into can be understood incredibly well.  


 I really appreciate your response, I think at this time in my career knowledge will be my best friend with investors as I am not able to personally jump into a project yet.

You need an agent that will be honest with you about how well a property moves you closer to your goals. How will the property perform in the next year, 5 years, or 10 years? They should be asking about your goals and whether you are focused on cash flow, appreciation, low maintenance, etc.



 Do you think we me being an exclusive investor agent I can get credibility knowing numbers and being honest about the best exit plan?

Fayetteville is a great rental market because you have the military here, so there are always people looking for temporary housing or long term rentals. One thing someone else pointed out to me on these forums about renting in a military town is to watch the BAH pay ranges from year to year but this is public info so you can always look it up.

Thanks @Paul De Luca and @Bruce Woodruff I really appreciate it! I do plan to invest one day. But like everyone else, I would like to learn a little more and also need to get funding up in order to jump in!
