Post: Sink Damage from Tenant

I know some fancy Kitchen faucets themselves can cost $600 but for a rental that seems a little excessive even with install. If the incident happened mid lease you definitely should have billed the tenant right then and there repair but @CalvinGraves is correct in that you cannot classify that charge as rent in CO. If they pay it great but if they don't then take it from their security deposit when they move out. By then at lease that charge will have been sitting there on their lease ledger long before expiration. I am still shocked that they are taking you to court over such a small issue, I would think legal fees would be well in excess of $600 for both parties. With the tenant friendly courts in Denver it's probably not a bad idea to cut your losses and send them on their way with their $630 but just be sure to tell the whole truth and nothing but the truth when the next potential landlord calls you up for a rental history verification.

Hi @Sankha Ghosh 

You have some great options already for Realtors above, if you wanted to discuss the property management side of things I would be happy to chat with you on how things work in the Denver area. There is a good chance that you will be able to self manage and get it leased on your own successfully. 

Everyone else is right on the HELOC as they can be harder to find on investment properties and typically require a lot lower LTV (like 70%). I would try calling around to some of the local credit unions in OH where you rental is to see if they offer any HELOCs on investment properties.

@Bob Foglia My company is experimenting with this concept right now and we are testing it with one property at the moment. I don't know that I would be able to best serve you right now in what you are looking for but I would be happy to chat and collaborate with you about how it has been going for us and our potential plans/ideas to pivot.

Seems to me like being able to live there rent free would be more than 10% compensation (more than fair). I personally would not be interested in paying an additional 10% in that situation. If he weren't living there, you could get more rent for the property and then he would be owed some sort of management fee in my opinion.

Hi James, 

I own a property management company here in the Denver area and made the switch from being a traditional realtor to starting this property management company because I saw a need for better a better property management company in the area. We strive to raise the bar for others in our industry and feel that just answering the phone and responding to email timely is not a high enough bar. 

It is great that you have a good realtor in the area, they will be a huge help to you in making good decisions related to your property and we are happy to work with them however we can. Do keep in mind though that most Realtors in CO do not conduct property management services and that is primarily because most Brokerage's office policies prohibit it due to the liability. 

I would be happy to chat with you about your property and what you are looking for in a property management company to see if we might be a good fit for each other.
