Started a new thread instead of getting lost in the huge one.

Lets have a BP meet up at downtown or sugar house bar.

RSVP here so I can get a estimate on how many people so we can pick a good location.

6pm to around 7 or 8pm.

I was mentioning I do NOT want to be in the house for two years. I did look into the 203k FHA still finding local people here more obscure lenders in my area it seemed like. The local banks here I have a relationship don't do them.

The few properties we called on mentioning this as the loan we were going for flat out said we aren't going to deal with that type because of the longer closing time on them, I think I just need to keep looking.

Some details on my situation.

Have at least $20,000+ saved for a down payment.

Sick of paying rent and want to get into real estate.

Have family nearby so not worried about if some things in house won't be able to be used.

Do not want to live in one place for 2 years, which from my research is the benefit of a live in flip.

Have qualified for FHA and even a regular loan, but not sure what might be best so that we also have a renovation budget. Some local investors have suggested find a great deal a hard money lender would be willing to pay the house and my savings pays for the renovation.

Would love any suggestions or tips on how to approach this and maybe the types of properties that I should be targeting in Salt Lake City, Utah.

Provo / Orem was my first thought, since that is where I grew up and know that Provo is growing right now with a lot of businesses moving in. But Salt Lake seemed like it could be a more stable market, but also a little higher cost to get in the right areas. Maybe I will re-consider Provo areas. Thanks Chad B.!
