Hello I live in PG county looking to find a place to house hack/short term rent what’s the most optimal area to look. I’m trying to narrow down scope of what houses to look at doesn’t matter the location preferably I want to stay here in PG but if the opportunity arrives I will leave the area.  Also is the the best time to get in?? I have up to 450k to spend should I max out??

hey i just want to know where is the most profitable area to start this short term rental business. I know some one who is renting out apartments and condos, and putting them up online  for air bnb. Is this the most optimal approach? how can I get started....and do anyone have suggestions or recommendations on any apartments in the dc pg area.... i have many more questions but dont know who to direct them too

$40k saved up for starter rental

Hey I’ve been saving up aggressively to get into rental investments I’m currently in college using gi bill and I will be for sometime .I wanted to use the va loan to get a house because rent is really really high where I stay also I need to get started now while I’m young . (1150 just for a room and bathroom.with everything else,like kitchen ect is shared with 4 other roommates located in 😅Prince George county Maryland) But the realtors told me I can’t do anything without employment verification like w2 or pay stub.even though I’m making good verifiable money every month from gi bill and my side business I have great credit also. What can I do to get approved so I can get a house to start renting out the rooms and start putting my money towards something that’s mine.
