Hi;

The washer and dryer came with the property so I kept it in the house and allow the new tenants to use it. I have included language in the lease that outlines it is their  responsibility for the upkeep of the applicants. There's also a dishwasher, microwave and Acs in the rooms. In my area it's a huge selling point for single family houses. Good luck.

Tenant lease is ending June 2019. I don't want to renew it because of all the issues I've had with him. (Had to take him to court to get the rent. He wouldn't pay the rent because he says I'm too young to own property. He is also creating hostile environment for the tenant upstairs).

Based on NJ law can I choose not to renew the lease or am I obligated to renew his lease? If I am obligated to renew, what's the maximum I can charge him. His current rent is $800 per month. Can I jump to $900 per month or is that considered too big of a jump.

Honestly I need to get him out. What is a legal way for me not to renew his lease?

Hi:

You have to nip bad behavior in the bud. Once tenants exhibit bad behavior, limit personal interactions. Your safety is important.  Document, document, document so you have supporting information for eviction.

I train my tenants to treat this as a business transaction. I schedule a meeting and discuss the lease and my expectations before the tenant moves in. If rent is not paid  by the 5th of the month, I file eviction proceedings on the 6th. Absolutely no excuses.  

If your tenant can't pay the current rent, I'm not sure how they will pay the increase but you could try. Either way that tenant has to go. If you go to Rentometer.com, you can get an idea of the range of rent you can charge. Either way they need to go. All the best.
