I'm buying a SFH from a City of Trenton employee. On the day of the inspection when I arrived the employee and 2 inspectors were having a conversion. One inspector came into the empty property looked at a few things and left. Now that I have the report I see that quite a bit was missed (leak in the main drain line in the basement, water in bathtub is not going out, kitchen sink is leaking, rear entrance doesn't have a step, loose guardrails in the basement and on the upper level, windows not operational). None of those violations are on the report. I reached out to the inspector via email and phone. He has not returned either.

Do you know if the inspection rules for the city of Trenton have changed? Should I escalate to his superiors?

Do you know of any tenant screening service that doesn't require an email address from the tenant to verify their background? Is there another way to access the tenant's background?

Hi there:

Document... Document... Document. You need to document the complaint, the issue, the solution and all the times she has refused access.

I would then craft a letter and let her know that on a specific date at a specific time I’m coming to do an inspection of the property and I expect to have access granted. If she cannot be there ask her to have someone else available. Suggest 2 or 3 different times.

Once you gain access look around to see what’s needs to be done. Take pictures and arrange to have the repairs completed.

She cannot deny you access to your property. Let us know how it works out.
