who can walk me through buying an auctioned foreclosure in northern va? thank you!

Good afternoon,

I am looking at a foreclosure auction for a condo in the DC area. I called the LLC conducting the sale and they were not able to "disclose" anything as I am supposed to do my own due diligence. I called the condo association and they are not able to disclose anything either. I checked with the county and the taxes for 2018 were paid. Who are the companies or individuals who would have the information I am looking for? I would like to know if there are HOA delinquencies, liens on the property, etc. This my first time and I will appreciate any information. Thank you!

Dear Bigger Pockets community.

I am hoping a holiday season is treating you well. I am new and looking to invest in small multi-families in the Hampton Road area. I should be able to come up with a downpayment money sometime this winter. I am located in the DMV area. I am looking for:

  1. Zip code recommendations of solid class B and higher neighborhoods.
  2. Property management companies and contractors servicing these areas.
  3. I will also appreciate contact info of investor friendly real estate agents who could add me to their distribution list.

My interest (all in theory at this point) is a buy a hold and have property managed through professional property management.

Dear BPs.

My husband is about to sell the home we live in with a potential capital gain. I understand that for a married couple $500K of capital gain is tax free. Question:

1. Is this a once in a lifetime "thing" or could it be repeated?

2. If hypothetically speaking there is more than 500K capital gain, then what is the tax rate on that amount?

3. Lastly, I apologize for a really dumb question but is a capital gain difference between what you bought the house for and what you sold it for?

good afternoon,

I am new and have perhaps a stupid question. I am  interested in saving up cash (financing might not work for me) and purchase a buy and hold rental in Fairfax, Arlington, or Loudoun county (most likely condo since it would be more viable financially). Based on your experience, how much money do you need to enter the game? Is it realistic to buy anything for 30-40-50K or is it more like a 100K entry point? Thank you, all, so much!
