Jaymes Croken I think it will be very tight to get mrgt with LOC plus low income, CIBC is very loyal, also ATB is not competitive and good to work with. I read all conversation, it is just my opinion, start with half duplex ( same price as condo, no fee, same property tax as condo) rent down and live upper level. In that case , as a first time buyer 5% down, rent will help you pay mrgt or save $$$ for next property.

Hi there, in Calgary vacancy is increased specifically for single house, apartment rent still good but less average $200. Lethbridge.... ok, I have property there too, season to rent is end of aug-sept. for students till apr. . If you will rent for housing it will just cover mortgage and property tax. Sale prices dropped but not much, hard to find deal at the moment in both places. Also new areas selling like crazy , no show homes in some areas.

Great experience and team work! I have one SFH in Tempe, rented out. I have hard time to find decent house for flip now. Could you share your thoughts about Phoenix market?

that was great explanation about area. Probably that right between Harvard and South Collinwood 20-30 min drive is far. Property I am looking is in East Collinwood ,44104, close to St. Claire Great Scotts shopping centre. I don't know area at all.... but according google map and view, I have concern. Mike, if you could send me referrals that will help.

@Mike Ferrante  I've talked with realtors, and seems to me they reluctant to say any thing bad about area I asked, and I have impression that they want to sell house... Be exact ,I am  looking in St.Claire Ave and E 145th St to  E 149th St. Few real estate agent graded as B. Is this sound decent ?

As far as grading goes you are looking at D, graded on a curve.

Garfield hts is a world away from there on every metric. From the municipality to the housing stock to the tenant.

 I read all 7 pages of this discussion  ti investigate areas and safety / war zone ext. Also of would like invest in Cleveland.  What do you think and grade South Coollinwood area? on map it is not far from Harvard... Thanks
