Thank you Chad! I already contacted with them, Craig Hoebing and he was not able to help me... he send me to Wash.Fed. Bank and lately (last year) they change regulations, they don't do re-finance for investment property.

Hello, don't have much experience in flip&fix. Purchase single house in Tempe ,AZ 25%down and hard money lender for 16% short term . Comps was good. Purchase price $85K , rehab total $20K , selling price $130K. We had couple buyers and they was not able to get mortgage. NOW, I have rent it, but I want to refinance it. Because Iam not USA citizen I am not able to get conventional loan or line of credit, ext. How and where to get refinancing ? My LLC and corp USA . Any suggestion, advice ? Thank you

I got half duplex in very terrible condition in november 1, 2013, renovation cost little bit more then I thought, good news is I rent it out started in december 2013, and not by 1% rule. I am satisfied any way, it is my first property and have positive cash flow $400. Now I am thinking to by house in Alabama, but not sure if I can handle without knowledge state law and low crime areas.
