Good on you Chase, getting done with one and on to your second! I would encourage you to ask yourself a few questions.

What do you have the ability to do well while working your full time job and taking care of a newborn? What are your overall goals for what you want such as cashflow or appreciation? Do you want to deal with long term tenants or go for a short term property? What makes you like being involved with REI and let that drive you? What are specific regulations that may not allow you to do certain things or hold you back from goals you have?

I can't say I know Georgia like I know Texas but those are questions I personally ask myself and ask others I work with. Think about those answers and I believe you will be able to see yourself start to go where you will have the largest impact.

Hey James, I'm excited you're getting into investing at an early age and asking the right questions! Continue to do that and grow your knowledge. It's always a good time to invest no matter your strategy, you just have to get going.

I personally like LTR in an area you are familiar with and you know what kind of tenants to expect and can screen the right way. It would be easiest to learn to deal with emergencies you can easily take care of as you are starting your journey and from there grow and explore new markets. Since you live there you know where people would want to live and what they want around them such as grocery stores or other amenities. 

With that being said, ask yourself what you are most comfortable with and what you can do while still doing your full time job well and learn through trial and error, it's all about growth in knowledge and experience!

 Look at you go! That's awesome, and you both seem like you're starting out in the right place and doing the right things. Those are great goals and I would encourage you both to focus on your "Whys" of investing, I believe with proper focus, motivation, and willingness to learn and grow will absolutely allow you to achieve your goals! If you are ever interested in Texas, it is a great place to invest... I may be a bit biased but I truly believe that LOL! 

 Thank you for the kind words @Tatum Littleton! Totally agree with you - we've been extremely focused on our "why" and are practicing gratitude & discipline daily as we dive in. 

Although we are currently focusing our efforts on the Las Vegas valley, we have done some research on Conroe - are you familiar with the market in that area? 


 Right on, that's great! I understand investing where you are most familiar. I am somewhat familiar with Conroe however I mainly know Austin and the surrounding areas as well as Bryan/College Station.

Oof, I'm sorry to hear that, Asher! It goes like that sometimes but that's great for you for getting in and starting your investment journey. It's not, for not, I am sure you learned a thing or two in your renter vetting process and will do some things differently. 

I keep hearing great things about Maryland and am sure you will be just fine and will continue to grow with a positive trajectory.

Congratulations on your first investment, I believe that's the hardest one! You are absolutely correct about getting started and letting those fears go! 

Good on you for getting it rented out but don't be discouraged that it is not cash flowing, it could come and with San Antonio growing like it is, it will most likely appreciate nicely!

Hi Jillian, I just came accross your post... sorry if I am jumping in too late but still wanted to give some encouragement! I am currently an investor and agent myself in Bryan/College Station, so I totally understand the hesitation and questioning. My wife and I recently bought an investment in Bryan and are always on the search for more as there are many different strategies to be utilized in the BCS. I would tend to agree with the comments that say to stick it out as well as what you said above, it is for the long haul and you will learn more as you go! There will always be those doubts in mind, its a big purchase and there will always be reasons not to, but really, it's about diversifying your portfolio and trying different things out where you can. Keep it up!!
