What state(s) and/or county(ies) have the WORST information/data in terms of either quality or availability (lack-thereof)?

I'm considering downloading the DealMachine app and adding a 'driver' to it. I'm an OOS investor, and thought I'd put a Craigslist ad up to see if anyone wants to drive for dollars for me in their spare time. Is anyone already doing this? If so, I'd love to know how it's going, what your compensation plan for that person is, etc. Thank you!!

A very interesting thing just happened... I signed an offer to purchase a duplex in Milwaukee, WI and decided I’d google the owner (didn’t know their name til seeing their signature on the OTP since we’ve been working exclusively with the broker). Turns out it’s Shray Goel— the guy discussed in this thread. So bizarre! Guess I’ll have to check twice throughout my inspection period to make sure there’s no shady business happening...

Hey BP! I live in the San Francisco suburbs and invest in Milwaukee WI. I currently have 2 SFHs, both which I purchased through a realtor. I'd like to accelerate the growth of my portfolio by picking up great BRRR properties more consistently. The best way I can think to do that is letter campaigns. The issue is I only ever spend 1 week/month at most in Milwaukee, so I'd essentially need to buy these properties sight-unseen. Is anyone else doing this? Trying to decide if I'll end up making poor buying decisions by not inspecting these properties myself prior to purchase.

I own/operate a STR in Milwaukee. There are various local events upcoming that I booked guests for (marathons, DNC, etc). If these events get canceled specifically due to precautions against coronavirus, should I refund my guests? I use the ‘strict' cancellation policy so I certainly won't have an obligation to do so. But I also don't want to be a horrid person. Would love others' opinions on this.
