Hey All!

My name is Tatiana and I wanted to introduce myself.

I am new to the site and have been spending the past few days browsing and taking notes. Everyone is so awesome on here.

A bit about me--I went to the University of Georgia and majored in Housing and Consumer Economics. I have a minor in Residential Property Management.

I love all things housing! I have been in PM for the past 3 years and have loved all of the different aspects.. especially resident management and property accounting. (I am a lover of ledgers)

My next goals include finishing my RE license and acquiring my first investment property. I hope to invest in a few small MF dwellings and build a portfolio within the next 3-5 years.

I hope to hear from a lot of you guys, and can't wait to pick your brains.

So far the welcome has been warm!

@Darrell Shepherd Thanks for responding! I am looking into Athens. I am a UGA alum so the connections I have to the Athens area run deep.

Plus, that is where I found a few properties I LOVED.

What do you have in mind?

I signed up for the website when I graduated college--then life got in the way and I forgot about my dreams.

I am back, and as I sit at my desk.. realized.. I want to work for myself eventually.

Long story short.. I want to own rental property. Easier said than done, clearly. I just need to find my starting path, and was hoping that someone out there can help guide me along the way.

Notes:

I studied Housing and Consumer Economics in college. I have been in Property Management for 4 years now. I am currently getting my RE License.

I would like to own a small 3-4 unit property probably back in my college town--rent to sorority sisters to get my feet wet--then eventually expand.

As far as the PM portion goes, I feel extremely confident that I can navigate those waters. I have been doing it for a major company now for a while. No issue. I have made vendor connections along the way.. etc.

But--how do I go about actually getting a property?!? I am assuming it is a tad bit different than the "let go buy a home, honey" mentality I used in my home buying adventures.

Just.. where do I start?

(Do I sound scatter brained.. I feel scatter brained...)

I am new to the site, was doing research online and thought that I would start here.

I want to own my own property mgmt company. Start off either with my own property (pref) or someone else's.
Begin with 2-4 units.

What type of Licensing do I need to obtain from the state? (??)

Im looking for answers from people who have been in this position. Starting from the beginning... with a dream. LOL

Where do I begin?? Please help.
