This is great!! Hopefully, we can put something together.  My family and I just moved to the Denton area in August.  We have also been consuming information on BP and YouTube like crazy!!  I am tired of sitting on the sidelines and being fearful of making the leap.  I do believe that 2023 will be a great year to get into some great properties at a discounted price as compared to the last few years. 

We are super-busy with sports and activities but would welcome any opportunity to connect with like minded individuals!!

@Melissa S Vrobel...Thanks for your reply.  That is an avenue that I have never even heard of before.  I will do some research on my own, but would you care to shed any insight on why you chose to take that route?

Thanks for the reply @Joe Splitrock.  The problem I have is the miniscule amount of interest in the savings accounts.  We had opened an account that was paying 2% about 2 years ago....it is now paying about .5%

My wife and I are really excited to get going on our REI journey, with one problem. We currently have enough liquid cash to purchase and rehab one investment property using conventional financing. We would like to scale relatively quickly. I am tired of having our chunk of money sitting in a savings account that earns hardly any interest. Do any of you folks park your cash in Index Funds to try an maximize any gains? I know there are risks involved with the stock market, but traditionally S&P index funds are a very safe investment. I also know that any gains will have tax implications, which I am ok with knowing my money is actually growing. Anyways, just looking for any advice or first hand knowledge of any of you out there using this strategy over they typical savings accounts.

Hello ND investors!

First of all, where are all the Fargo/Moorhead members in this group?!!?  My wife and I are just getting started in this real investing stuff and we are very eager and excited.  We are also very nervous, as it seems that there is a lot of stuff you don't know until you know.  It is nice to have the bigger pockets forum for a resource, but we are interested in meeting up with local investors, contractors, etc to build our network.

One question we have is about finding a good lender.  I have sent a couple of emails to some local banks/mortgage companies for some general information.  What do you guys think are some must have questions when 'interviewing' these lenders?  

My wife and I are open to all sorts of investment properties, single family, multi, fix-flips, etc. We have also formed an LLC as we are stongly considering commercial type properties.
