I bought 3 houses with James Wachob and Memphis Investment Properties and couldn't say better things. :) I'm currently saving to go back in a few months and work with them again.

Be careful, I saw a lot of boarded up and sketchy looking apartment buildings\condos. I'd talk to @James Wachob. I see emails from him about them, but I'm not at that level yet. I just barely started with 3 single family homes.

I'm pretty new too. Just closed on 3 buy and hold houses in Memphis. I'd wait on the LLC until you need it. I'm going to get one now and transfer the houses in before the end of the year.

I visited them earlier this year with some friends from California along with 2 other turnkey companies. Memphis Invest was very organized and professional but we came to the conclusion that they over rehab their houses. Make your own opinion and search on YouTube for some of their videos. They admit this and that is part of their build style. It's worth taking a trip and seeing for yourself.

My friends and I ended up going with Reedy Properties , so far we're very happy with them.

Every company has pros and cons see which you like better. I'll try to find thr third company we checked and put it here

Go talk to Reedy Investment Properties. I just bought 3 houses with them. They're very knowledgeable, helpful, and professional. I've researched that market for over  year now and met with several turnkey companies before picking Reedy.
