Thanks for your reply!!! I agree, I didn't have the knowledge that I have now about Real Estate Investing. I am just waiting (still actively searching) for that genuine deal to come along, but when it comes I will be definitely ready. And this time I am here to stay (Biggerpockets.com)!!! :-)

Thank you for your reply!! Everything you said was absolutely the true!! (I actually printed out this post and posted it above my computer as a reminder as to why I am doing this and what I want to accomplish). I just signed up for the webinar.
I want to start off by flipping houses in B and C grade areas and as I build I would like to flip houses in a and b grade areas. After I have mastered house flipping I would like to go into buy and hold properties. But my immediate goal is to purchase my first property before the year is out, flip it for a profit and then buy another one......so forth and so on. In 5 years I see myself as a real estate guru. I want to know everything there is know about real estate whether it's flipping, buy & hold, wholesaling, tax lien properties etc. I will keep you updated with my progress and I will be the first to let know when I make that first purchase. Thanks again for your encouraging words!!!!

Hello everyone!!!
If you noticed I've been a member since 2009. I've always had a passion for investing in real estate but fear and finances kept me from pursuing my dream back in 2009. Now it is 2015 (7 years later) and I am ready now more than ever. A lot has changed since then and I am no longer scared and my finances are now in order. All I am looking for now is that first property to purchase and flip. I've been searching for homes for what seems like forever and I finally came across two that I was ready to buy. But you know how the story goes, the early bird gets the worm and they were no longer available. Discouraged? Yes, but I know I have to have patience in this field to be successful. I would like to thank everyone who is a member and everyone who has posted in this forum. I have learn so much from all of you!!!
